When we talk about the Brisbane housing market, it’s usually in reference to young people trying to break into it. But what about retirees looking for comfort and security in their later years?

Buy-ins to over fifties villages can be hugely expensive. Finding a new home in a more accessible suburb or downsizing is not much better. Not everyone wants to give up and sell the family home, especially if you are living with the kids.

With all this stress, the caravan is looking pretty good to live in. But is that allowed? Let’s take a look.

Rules for Living in A Caravan in Brisbane

Unfortunately, the rules are crystal clear about what is and isn’t allowed for living in caravans in Brisbane.

Caravan Parks

If you are planning to hop caravan parks, you will need a permit. You will also need to adhere to stay and return limit requirements – which can be different for each park. This can turn into quite a headache after a long period of time. Amid the housing crisis, many people are staying in caravan parks, leaving parks constantly booked out. Always call, plan and book ahead if you go down this route.

The same goes for any other local city council. Make sure to follow their specific rules.

On Private Land

If you are happy to stay at home, there are no specific rules that prevent people from living in a hybrid caravan on private land. There are also no limits on whether you need to be related to those living in the house.

However, you need to make sure that the caravan cannot be defined as ‘building work’ or ‘structure’ in Queensland. Otherwise, it will be subject to building regulations and permits.

This means that you should make sure that your caravan:

- is registered

- is not ‘fixed’ to the land, i.e. is roadworthy and tyres are still connected

- is connected to water and power by temporary means (e.g. extension cord and hose)

- is not permanently connected to any fixture or foundation (e.g. underground plumbing)

You could even stay on a vacant piece of land in this way. However, that may be difficult as you would have to be off-the-grid completely.

At the end of the day, the main concern is a complaint from a neighbour or passerby. This is when the Brisbane City Council will investigate, and you will need to follow every rule to a T.

Generally, you should make sure you’re not a nuisance to your neighbours or community.

On the Road

It is illegal to sleep overnight in your car or caravan on a road, including footpaths and dividing strips. You can be fined for doing so.

This is a common rule across surrounding localities.

Rules for Redland City

Redland City is also not clear on the rules, but it seems to lean more against permanently living in a caravan on private land.

In general, you need approval for a ‘temporary home.’ You can propose to convert an existing structure into a permanent residence. There are a lot of requirements to meet, which you can view on the Redland City Council website.

The rules are unclear as to how long a ‘temporary period’ may be.

Rules for Moreton City

You can live in a registered caravan as a 'temporary home' for up to 42 days in Moreton City. This number of days in cumulative within a 12-month period.

Otherwise, you can apply for ‘short term accommodation’ and live in your caravan for up to 6 months. The rules are somewhat similar to Redland City’s rules for a temporary home.

Rules for Logan City

Logan City may be the most unclear about rules for living in a caravan in a private area, but it seems that the answer is “no.”

You can live in a caravan for up to 180 days per year when a house is being built or the house is not liveable. Otherwise, you can stay at Tully Park for up to 3 nights for free.

Building a tiny home may be possible, but it is best to contact the Logan City Council for more information.

Rules for Ipswich

You can live in a caravan in Ipswich for up to 12 months with a possible 6-month extension. That means you have a total of 18 months allowed with no renewal allowed.

You will need to apply for a temporary home permit from the Ipswich City Council.
